Does a 40-lot concept plan reprice a South Knox or Seymour-area house?
Not by itself. A noticed concept plan is how Planning reviews lot layout, variances, and design standards before anything is platted. It is not an East Tennessee REALTORS MLS comparable. Disclose it if a buyer asks what is happening at 2131 E Governor John Sevier Highway. Price your house to closed comps, condition, and days on market. Do not mark a South Knox listing up because 40 lots are on a Sept. 10 agenda. Do not cut it because cul-de-sac radii are 2.5 feet short of the standard. Stream-protection place type on the case page means drainage and buffers will matter in staff notes; that still is not a sold comparable.
The live Maryville Pike 255-unit post and the Sept. 21 data-center moratorium hearing are separate files. Those posts are not this lead. Do not average 40 lots with 255 apartments into a fake South Knox density ordinance.
