Metropolitan Nashville Council on Tuesday, Sept. 1, 2026, took final votes on bills allowing Vanderbilt University’s planned innovation neighborhood along West End Avenue, including BL2026-1446 — a Specific Plan rezoning of 43.16 acres from ORI, ORI-A, MUL-A, SP, and MUG-A to SP for mixed-use development. The ordinance covers property from the corner of 30th Avenue South and West End Avenue to Natchez Trace, south to 31st Avenue South, and along 31st Avenue South, Vanderbilt Place, and 30th Avenue South back to West End, partially inside a Planned Unit Development Overlay. Does Vanderbilt SP final passage reprice a West End or Midtown house?

Not by itself overnight. Final SP zoning is how Metro locks the mixed-use framework for surface-parking acres Vanderbilt wants to rebuild over decades. It is not a Greater Nashville REALTORS MLS comparable for a 1920s bungalow two streets over. Disclose it if a buyer asks what is happening between West End and Natchez Trace. Price your house to closed comps, condition, and days on market. Do not mark a Belmont or Hillsboro listing up because 43.16 acres cleared third reading. Do not cut it because a neighbor opposed financing at the lectern.
