Neighbors Seek 375-Foot Cap on Vanderbilt Innovation SP
Ahead of Sept. 1 final reading of BL2026-1446, Fox 17 reports neighbors seeking a 375-foot height cap and about 5 million sq ft versus Vanderbilt’s ~6.1 million / 475-foot plan.
Fox 17 reports Midtown neighbors are seeking a 375-foot height cap (down from 475 feet) and roughly 5 million square feet of development (down from about 6.1 million) for Vanderbilt’s Innovation Neighborhood ahead of Metro Council’s Sept. 1 final reading of BL2026-1446. That is the new-fact update. This desk is not rewriting the already-live Vanderbilt Innovation District preview, the Music City Center East Bank $300 million file, Twin Hills / Shepherd Hills overlay, Cumberland / North Hills overlay, or Gallatin Avenue auto-diesel SP amendment.
Legistar shows BL2026-1446 on third reading with the final action window set for Sept. 1, 2026. The ordinance would change ORI, ORI-A, MUL-A, SP, and MUG-A zoning to a specific plan (SP) for about 43.16 acres from 30th Avenue South and West End Avenue to Natchez Trace, south to 31st Avenue South, and along 31st, Vanderbilt Place, and 30th back to West End — Proposal No. 2026SP-004-001. Sponsors listed on Legistar include Tom Cash, Brandon Taylor, Olivia Hill, and Burkley Allen. Metro already approved the rezoning on second reading with amendments and deferred the third reading to Sept. 1, Fox 17 and the Legistar calendar both show.
What is new before the Sept. 1 final?
Neighbor negotiators, including former council member Ginger Hausser working with the Hillsboro West End Neighborhood Association, have sent Vanderbilt and Councilmember Tom Cash a stepped-height proposal: cut the maximum near West End from 475 feet to 375 feet, and cut a proposed 135-foot allowance nearer existing homes to 100 feet, Fox 17 reported Aug. 12. The same ask trims overall program density from about 6.1 million square feet to about 5 million. Hausser framed 6.1 million square feet as “almost six Green Hills malls” beside a single-family Midtown neighborhood. Vanderbilt has supported some height reductions and neighborhood protections already negotiated through Cash; the latest 375 / 5-million ask was still under consideration when Fox 17 published.
Not every neighbor wants a hard “cap the VULCH.” Resident J.T. Spangler told Fox 17 the SP is more intentional than leaving underlying zoning alone, pointing to green space, pedestrian improvements, traffic requirements, and a community advisory process, and noting existing rights already allow a large build. The nickname “VULCH” — Vanderbilt plus Gulch — is contested color, not a zoning standard. The operable facts for Sept. 1 remain ordinance number, acreage, second-reading deferral, and the 375-foot / ~5 million square-foot neighbor counter.

Does a 375-foot ask reprice a Hillsboro West End house today?
Not before Sept. 1 prints a final SP. A neighbor counter is a negotiation input. It is not yet the adopted height schedule. Listings near Natchez Trace, 31st, or West End should disclose that BL2026-1446 is on final reading and that height/density talks continue — without promising 375 feet or 5 million square feet as law. Price to closed comps. Do not add a skyline premium because Fox 17 used the word Gulch. Do not cut $50,000 because someone floated 375 feet in August.
Traffic and a multi-decade buildout are part of the same Fox 17 file. Hausser flagged construction quality-of-life and parking. Spangler pointed to traffic studies and construction restrictions already in the SP. Those are process points for buyers who will live through phasing. They are not a reason to invent a 2026 closing adjustment. The live Music City Center East Bank $300 million post is a different riverbank. Twin Hills and Cumberland contextual overlays are different North Nashville / Madison-area tools already on this desk.
Legistar’s attachment list includes Amendment No. 1 to BL2026-1446 and a revised plan. Open the Legistar record before you quote amendment text. This article’s verified new facts are the neighbor 375-foot / ~5 million ask, the Sept. 1 final date, the 43.16-acre SP geography, and the second-reading deferral already on the public calendar.
Can I buy the next Nashville house before this one sells?
You can write the offer. A contingent contract in Davidson County is still fragile when the next seller has a non-contingent buyer watching Sept. 1 headlines. Our proven system puts a written sale date under this house so the next offer is a real buyer.* If you need a date certain, ask about a cash offer. Midtown height talks did not change the two-house trap.
What should Midtown owners disclose before Sept. 1 without over-claiming?
Disclose that BL2026-1446 is calendared for third and final reading Sept. 1, that Metro already passed second reading with amendments, and that neighbor negotiators have publicly asked for a 375-foot cap and about 5 million square feet versus a proposal framed around 475 feet and about 6.1 million. Do not tell a buyer the SP “is” 375 feet. Do not tell a buyer Vanderbilt “accepted” 5 million. Fox 17’s Aug. 12 file says the latest height reductions were sent to Vanderbilt and Councilmember Tom Cash for consideration. Until Council adopts text, the counter is a counter.
Legistar’s 43.16-acre geography — 30th and West End to Natchez Trace, south to 31st, along Vanderbilt Place and 30th — is the map buyers should open. Surface parking dominating that acreage today is the physical baseline both sides agree will change. The fight is height, density, traffic, and construction rules over a long buildout. Spangler’s point about underlying zoning already allowing a large program is why some neighbors prefer the SP’s guardrails to a no-vote outcome. Hausser’s point about scale next to a century-old neighborhood is why others want the 375 / 5-million trim. Both quotes are on the Fox 17 record.
Keep Twin Hills, Cumberland / North Hills, Gallatin auto-diesel, MCC East Bank $300 million, and the earlier Vanderbilt preview on their own live URLs. This Thursday file exists only to capture the new 375 / 5-million / Sept. 1 facts without repeating those posts.
What should Nashville owners do this week?
- If you own near the 43-acre SP, keep Fox 17’s Aug. 12 clip and Legistar BL2026-1446 open: 375-foot / ~5 million neighbor ask; Sept. 1 final; ~6.1 million / 475-foot proposal baseline.
- Price to comps. Do not underwrite a final height schedule that Council has not adopted.
- Do not rewrite the live Vanderbilt preview, MCC $300M, Twin Hills, Cumberland overlay, or Gallatin auto-diesel posts. This file is the new-fact update only.
- Start with a home evaluation. Ask about a cash offer if timing is the problem.
