Metro Council on Aug. 18, 2026, passed a final vote amending the former Auto Diesel College Specific Plan on Gallatin Avenue in East Nashville.

An amendment to the previously approved plan for a major development along Gallatin Avenue in East Nashville passed its final vote at Tuesday's Metro Council meeting, the Nashville Banner reported Aug. 18, 2026. The site is the former Nashville Auto Diesel College campus. Some neighbors objected to the changes. Councilmember Sean Parker added an amendment that adds conditions about open space and traffic signals and caps the number of single-family detached homes in the project. This desk is writing that final vote. Twin Hills and Shepherd Hills contextual overlays are already live on this desk. Vanderbilt's Innovation District and the $300 million Music City Center / East Bank file are already live. Do not retell those.

The original Specific Plan is on Legistar as BL2023-1709, Proposal No. 2022SP-075-001: 16.35 acres west of Gallatin Avenue and north of Douglas Avenue, from CS, ORI, RM20, and RS5 to SP for a mixed-use development, Parker sponsoring. The 2023 plan PDF this desk opened set a maximum 300,000 square feet of commercial, 800 multifamily units, and 150 single-family or attached multifamily (townhome) units, and withdrew the Institutional Overlay. WKRN, on the amendment file, said Southern Land Company acquired the property in 2023, added adjacent parcels to just over 19 acres at Douglas and Gallatin, and sought to raise commercial space to 350,000 square feet. City Now Next put the amended site at 19.09 acres, civil by Barge Civil Associates, and still tabulated 800 multifamily and 150 single-family even while the same page said residential unit counts increased. This desk will not invent a new unit total. It will not print "950" from a headline that the body did not lock to the Aug. 18 vote. The Banner did not print a cap number on Parker's single-family condition. This desk will not invent one.

What did Metro Council actually pass on Aug. 18?

A final vote on an amendment to the already-approved Gallatin Avenue plan, plus Parker's conditions on open space, traffic signals, and a cap on single-family detached homes, the Banner wrote. Neighbors had objected to changes on the former auto-diesel campus. That is the dated action. It is not a rezoning from scratch. The 2023 SP is the base. The 2026 amendment is the change order.

WKRN's earlier planning-stage clip: the Gallatin Pike location had been razed; Southern Land wanted residential and retail; open space would shift closer to Gallatin; Strouse Avenue would move slightly south to align with Straightway Avenue on the east side of Gallatin to improve connectivity and traffic flow; the team was working with the Metro Historical Commission on relocating a historic house as part of phased construction. City Now Next: the property fronts Gallatin Pike and is bordered by Emmett, McClurkan, and Douglas Avenues; two districts, mixed-use nearer Gallatin and residential integrated into the existing neighborhood; four mixed-use buildings rising from one or two stories to seven; short-term rentals prohibited in the approved commercial mix. Those details are the amendment application as of the January 2026 Planning agenda that City Now Next dated. The Banner is the Aug. 18 final vote. Do not write that Planning met in January and call it last night.

Parker's conditions are the housing fact that is new on Aug. 18: open space, traffic signals, and a cap on single-family detached. If you own across Gallatin or on Douglas, Emmett, or McClurkan, that cap and those signals are the questions a buyer will ask. If you own in Madison, that is the overlay file already written. Do not mix East Nashville's auto-diesel SP with Twin Hills.

Does a Gallatin Avenue SP amendment reprice an East Nashville house?

No. Greater Nashville REALTORS' July tape, copied from the live desk: residential median $520,000 on 2,627 closings; condo median $334,900 on 456 closings; 15,636 inventory; 54 days on market. That is a nine-county board. Your house on Douglas, in Lockeland Springs-adjacent blocks, or across Gallatin is the last three solds an appraiser will use. An amended mixed-use SP with more commercial square footage and a Parker cap on detached houses can change what a spec builder will pay for a teardown on the perimeter. It does not add $40,000 to a well-kept bungalow because council took a final vote. Disclose the file. Price the house.

Do not use the 800 / 150 table as your neighborhood density. Those numbers are inside the SP. They are not a comparable for a 1920s house on a 50-foot lot. Do not use 350,000 square feet of commercial as a reason to cut the list because of traffic. Parker put traffic signals in the conditions. That is a mitigation line, not a sold comparable. Freddie Mac's Aug. 20 survey put the 30-year at 6.65%, down from 6.67% on Aug. 13. Two basis points will not reprice Gallatin Avenue. Waiting for a full point off will. Other East Nashville sellers will list into that dip.

The Banner's same-night docket also moved Music City Center refinance and a $300 million East Bank transfer. That file is already live. Webb's Madison / Gallatin Pike contextual overlays also had third and final votes that night after Planning's unanimous disapproval. Those overlays are the Twin Hills / Cumberland Hills live post. Mention them only so a Madison owner does not think this Gallatin Avenue SP is their overlay.

Can I buy the next Nashville house before this one sells?

You can write the offer. A contingent contract in a 54-day, 15,636-listing market is a maybe. The next seller in East Nashville often has a buyer who is not waiting on Parker's traffic-signal condition.   2. Price off July closed comps, not off 350,000 square feet of commercial or an old 800-unit table.
  3. If a buyer wants to scrape a perimeter house, write the contract to today's SP and Parker's conditions, not to 2023 teardown math.
  4. Start with a home evaluation. Ask about a cash offer if the 54-day clock is the problem.
