The house tape and the condo tape are not the same market. 2,627 residential closings at $520,000 is the number that matters if you own a house. 456 condo closings at $334,900 is a thinner, cheaper product. Do not blend them. The 15,636 headline counts houses, condos, 22 multi-family sales, and 164 farm, land, and lot closings. Your buyer is not shopping lots.
June’s residential median on the same chart was $537,000 on 2,785 closings. July came in lower, on fewer sales, with more inventory. The Tennessean, writing Aug. 12 from those board figures, said July closings were down 2% from a year earlier, that single-family and condominium medians both edged lower, and that inventory kept rising. Closings on homes priced above $800,000 rose 8%, with medians in that slice up 7%. Condo closings fell 17%; condo medians slipped 2%. If you are moving up from a $400,000-plus house, you are not in the condo column, and you are not automatically in the $800,000-plus column. You are selling to a buyer qualifying at a 6.67% 30-year rate.
