But it IS a bad time to buy if you'd be stretching your budget to the breaking point or buying a house you don't actually love just because you're tired of waiting.

What are mortgage rates right now?
As of September 24, 2026, the average 30-year fixed mortgage rate is 7.03%, according to Freddie Mac's Primary Mortgage Market Survey. The 15-year fixed averages 6.42%. Rates ticked up from 6.95% the prior week, and they're running higher than the 6.30% average from a year ago.

Is there enough inventory for buyers to have real leverage?
Yes — and this is the biggest change from the last few years.
Active listings in Knoxville stood at 3,053 in realtor.com's latest data (through August 2026), up 11.06% from a year ago. A realtor.com analysis of August 2026 found Knoxville inventory grew 7.5% year-over-year — more than double the national gain of 3.6%.
More importantly, look at what sellers are doing:
- 26% of Knoxville listings carried a price reduction — well above the national share of 20.4%
