What does it cost to sell a house in Townsend?

It costs the negotiated brokerage fee plus title, prorations, concessions, and prep — not a posted Townsend percent. On a $400K-plus house, the expensive line is a weak net.

Townsend sits on the East Tennessee REALTORS board. July 2026 closings averaged 68 days on market with 10,700-plus listings. A $400K-plus seller needs a written net, not a guessed percent.

It costs the negotiated brokerage fee plus title, prorations, concessions, and prep — not a posted Townsend percent. On a $400K-plus house, the expensive line is a weak net.

You already own a $400K-plus house on the quiet side of the Smokies. You want the next one in Townsend, Maryville, or a larger foothills house. You cannot buy that house until this one is settled, and you will not list until you know the net. Guessing “six percent plus closing” is how people leave money on the table or stall the move for a season.

What does it actually cost to sell a Townsend house?

There is no board-posted Townsend selling fee. The check you write at closing is a stack of negotiated and statutory lines, plus whatever you spent to get the house ready. The stack usually looks like this:

Brokerage compensation. This is a contract, not a tax. After the national commission litigation, who pays whom, and how much, is negotiated in the listing agreement and in the offer. Do not budget a made-up percent. Get the number in writing before you pick a list price, because the net — not the headline sale — is what funds the next house.

Title, attorney, and closing. Tennessee closings run through a title company or closing attorney. Seller-side fees cover deed prep, payoff handling, and the closing itself. Opened pages do not print a single statewide attorney number, so this article does not invent one. Ask for a net sheet with those lines filled in for your file.

Realty transfer tax. Tennessee’s transfer tax is 37 cents per $100 of value or consideration, per UT CTAS and the Tennessee Department of Revenue. On a $400,000 deed that tax is $1,480. The statute puts it on the grantee — the buyer — unless the contract shifts it. Do not assume you pay it. Do not assume you don’t. Read the contract.

Prorations. Property taxes, HOA dues, and prepaid items get split to the day. A July or August closing in Blount County is not a rounding error on a $400K-plus house. These are real dollars, not “closing noise.”

Concessions and repairs. In a market where buyers can walk, sellers often credit closing costs or fix inspection items. That is part of the cost of selling. It does not show up in a Zillow estimate.

Prep. Paint, yard, a roof a buyer’s inspector will flag, a cabin that needs a deep clean after rental season. Spend only on work a buyer will pay for. A kitchen remodel you will not live in is not a selling cost. It is a hobby.

How do East Tennessee clocks change my net?

Cost is not only fees. Cost is days you keep paying this house while the next one waits. East Tennessee REALTORS MLS July 2026 figures, copied from our live Schaad Road Knoxville desk — Townsend and Blount County sit on that board:

East Tennessee REALTORS MLS, July 2026
MetricJuly 2026Notes
Average days on market68board-wide closings
Median sale price$385,000+3% YoY
Active inventory10,700++6% YoY, highest July since 2016
Months of supply~5.5near last July
Closed sales, July+9% YoY

A $400K-plus Townsend house sits above that $385,000 midpoint. Opened pages do not print a Townsend-only days-on-market number, so this article does not invent one. Read 68 days as the board clock, not a promise your Wears Valley-adjacent listing goes pending on day 68. About 5.5 months of supply means the buyer of this house has other places to walk. That is how a high ask becomes a concession, and a concession becomes a smaller net for the next house.

If the house is a cabin-style product, do not mix tapes. Nearby Sevier County cabins on Great Smoky Mountains MLS, 12 months ending July 22, 2026, from our live Foothills desk, closed 538 sales at a $601,250 median and 79 average days on market, at 91.67% of original list. Townsend is Blount. Sevier cabins are a different board. Use the comps a buyer’s appraiser will use, not the prettier tape.

The 30-year fixed averaged 6.65% in the Freddie Mac survey dated Aug. 20, 2026, down from 6.67% on Aug. 13. Carry at that rate while you wait on a 68-day-average listing is part of the cost of selling. “We’ll just wait for a better net” is how the next house gets bought by someone else.

What is the real cost if I wait to list?

Waiting does not freeze fees. It adds months of insurance, taxes, utilities, and — if it is a cabin — vacancy or a rental you are no longer on site to run. It also delays the 68-day clock. The board average does not start at a conversation. It starts when the listing is live and available for showings.

A weak list price is a cost too. Cabins on that Sevier desk sitting past 120 days were getting closer to 85% of original list. That is not Townsend’s number. It is a warning about what happens when a $400K-plus owner prices to the number they need for the next house instead of to the last three solds. The “need” is not a CMA.

Can I buy the next house before I pay these costs?

You can write an offer. Paying for two houses is the expensive version of this article. A contingent offer tells the next seller in Maryville or Townsend that your 68-day-average listing is still the thing that has to work. With 10,700-plus listings on the board, that seller often has a backup who is not waiting on your net sheet.

Three paths keep you from betting two closings: cash, a HELOC or bridge you can actually carry at 6.65%, or a written guaranteed sale so Tracy buys the house if it does not sell on the agreed price and possession date.* A cash offer trades some price for a close date and no showings. Get a home evaluation first so you can see the gap between cash, retail, and the number in your head.

Our proven system is built for the $400K-plus owner who cannot buy until this one sells. Your Home Sold Guaranteed Realty runs a $250/mo desk. The guarantee is in writing because the operation is built to close.

How do I get a real net sheet this week?

  1. Price this house against East Tennessee REALTORS solds — your street, your condition — not the $385,000 board median. Start with a home evaluation.
  2. Ask for a written net: brokerage, title, prorations, a concession range, and payoff. If a line is blank, it is not a net sheet.
  3. Count backward from 68 days. If you need keys on the next house by a school or job date, the listing has to go live now. Fees do not start the clock. The listing does.
  4. Decide the landing plan before the yard sign. Do not write a contingent offer and hope. Ask about a cash offer and a guaranteed-sale plan.
  5. Licensed agents: Knoxville office at 121 Suburban Road, Suite 101. Sevierville at 1001 Parkway. Desk fee is $250/mo. Call 865-365-2280.

The risk this article described is not that Townsend stopped selling houses. Closings on the East Tennessee board are up. The risk is that you cannot move up until this house is sold, and you will not list until you like the net — so nothing starts. Your Home Sold Guaranteed or I'll Buy It!* is the answer to that loop.
