Franklin Home Prices as BOMA Advances 4 New Neighborhoods

The Franklin Board of Mayor and Aldermen held public hearings and voted on second of three readings for four proposed developments at its Aug. 11 meeting — a rezoning and development plan for the Bassett subdivision, an annexation package for Poplars Reserve, and rezonings for two Franklin Housing Authority projects, Iris Place and Denson Place.

What did Franklin aldermen approve on Aug. 11?

Bassett: aldermen unanimously rezoned about 7 acres at 2408 and 2412 Goose Creek Bypass from Regional Commerce 12 to Planned District for a 230-unit development, then approved the development plan 6-2. Poplars Reserve: 41 single-family lots on 22.78 acres north of Clovercroft Road and east of Oxford Glen Drive — annexation approved 7-1, zoning 6-2, plan of services 7-1, and the development plan 7-1 with two conditions: the setback increases from 30 feet to 50 feet, and all road improvements must be finished before a certificate of occupancy is granted. Iris Place and Denson Place, both part of the housing authority's affordable housing master plan, were approved unanimously.

Is this final approval?

No. Third and final readings for all four proposals will be held at a future BOMA meeting. Franklin runs land use ordinances through three readings, so a second-reading approval signals direction, not a shovel.

The Greater Nashville region — nine counties including Williamson — recorded 3,269 closings in the latest monthly report, with a residential median price of $520,000 and a condominium median of $334,900, per Greater Nashville REALTORS data compiled from RealTracs.
