Sevierville Sets Sept. 23 Meeting on Old Knoxville Hwy Phase 1
Sevierville will host Public Meeting #2 on Wednesday, Sept. 23, 2026, at 5:00 p.m. at the Convention Center for Phase 1 of Old Knoxville Highway — Gists Creek Road to West Main Street — with right-of-way next.
Sevierville posts Wednesday, Sept. 23, 2026, at 5:00 p.m. at the Sevierville Convention Center, 202 Gists Creek Road, for Public Meeting #2 on Phase 1 of the Old Knoxville Highway Improvement Project. Phase 1 is the southern portion of Old Knoxville Highway between Gists Creek Road and West Main Street (U.S. 411). The city’s project page says the next major step is right-of-way acquisition, and right-of-way representatives will be at the meeting.
Mountain Press reported the meeting on Sept. 2, 2026. The CDM Smith engagement site for the City of Sevierville lists Public Meeting #1 as complete (April 21, 2026) and Public Meeting #2 as active for Sept. 23. South-segment plan PDFs were updated Sept. 1, 2026. The verified record is the meeting night, the Phase 1 corridor endpoints, the ROW step, and the city-funded scope items the project page names.

When is Sevierville’s Old Knoxville Highway Phase 1 public meeting?
Wednesday, Sept. 23, 2026, at 5:00 p.m. at the Sevierville Convention Center, 202 Gists Creek Road. The city and project team label it Public Meeting #2. Phase 1 covers the southern portion of Old Knoxville Highway between Gists Creek Road and West Main Street (U.S. 411).
Public Meeting #2 is the city’s second open house on the corridor. Meeting #1 on April 21 covered both the south segment (Main Street to south of Gists Creek) and the north segment (Pheasant Ridge Road to south of Boyd’s Creek Highway). Sept. 23 narrows the public discussion to the south segment ahead of ROW and easement talks. Project plans will be available for review. City staff and project representatives will take questions. That is process, not a vote on rezoning and not a certificate of occupancy for a cabin PUD.
The project page states Old Knoxville Highway currently functions as a two-lane rural collector. Planned improvements are framed as safety and congestion work: turn lanes and geometric and operational fixes. Keep that language tied to the city site. Do not upgrade it into a new bypass or a Smokies parkway the city has not named.
What is on the Phase 1 south-segment plan?
Per the city project page, the south segment runs from West Main Street to south of Gists Creek Road and includes widening, realignment, a greenway and sidewalk, traffic-signal replacement at Old Knoxville Highway and West Main Street, replacement of the bridge over Gists Creek, and replacement of two golf-cart tunnels near the golf course. The city funds the project.
Owners along the south segment should open the south-improvements PDF dated Sept. 1, 2026, before the meeting. If a plan line crosses a driveway, fence, or yard, bring that map to the ROW desk on Sept. 23. The Mountain Press notice says ROW representatives will explain the acquisition process. A notice of proposed acquisition is not a condemnation hearing and not a closed sale. Keep the paper trail in one folder: meeting date, corridor endpoints, and any written offer that follows.
Does a roadway ROW meeting reprice my Sevierville house?
Not by itself. A noticed public meeting ahead of right-of-way acquisition is how the city shows plans and answers questions. It is not a Great Smoky Mountains MLS comparable. Disclose it if a buyer asks about Old Knoxville Highway. Price to closed comps, condition, and days on market.
Freddie Mac’s Primary Mortgage Market Survey has the 30-year fixed averaging 6.66% as of Aug. 27, 2026. A few basis points will not reprice a Sevierville house the way a full point would. Waiting for that full point while other Sevier sellers list into the same dip is a different decision than the city posted a Phase 1 ROW meeting for Sept. 23.
How is this different from Cate Road, Old Newport, and Pigeon Forge’s Sept. 14 hearing?
Cate Road is a 28-unit cabin final PUD on Sept. 3. Old Newport Highway is the live 66-acre annexation post. Pigeon Forge’s Sept. 14 notice is Wears Valley R-1 to C-6. This file is Sevierville’s Old Knoxville Highway Phase 1 corridor meeting on Sept. 23.
You can write the offer on the next Smokies house. A contingent contract on a Sevier County clock is still a maybe when the next seller already has a buyer who is not waiting on a city roadway meeting. Our proven system puts a written sale date under this house so the next offer is a real buyer.* If you need a date certain, ask about a cash offer. The two-house trap did not change because Sevierville noticed Old Knoxville Highway Phase 1: you cannot honor the next address until this one is settled, and you will not list until you know where you are going.
