Nashville and Knoxville share a state, a sales tax and an interstate, and neither taxes your wages. But on home prices, property taxes, jobs and what a normal weekend looks like, they are two very different moves.

City size and time zones

In the video above, Tannor Giles walks through the comparison with real numbers. The two cities are about three hours apart on Interstate 40. Census estimates put Nashville-Davidson at about 721,000 people, while the city of Knoxville is about 202,000 and the Knoxville metro is close to a million. One detail surprises people: Nashville is on Central Time and Knoxville is on Eastern, so remote workers tied to East Coast teams may prefer Knoxville.

Home prices

Greater Nashville Realtors put the December 2025 median single-family price at about $501,000 across its nine-county region. Using one consistent Census method, the median owner-occupied home value is about $414,000 in Nashville and about $240,000 in the city of Knoxville. Those Census figures lag today's market, but the gap is real: for the same budget, Knoxville usually buys more house, more yard or a closer-in location.

Property taxes: compare the bill, not the rate

Tennessee assesses homes at 25% of appraised value. On a $400,000 home, the video works out roughly $2,810 a year in Nashville's urban area, $3,710 inside Knoxville city limits, and about $1,550 in unincorporated Knox County. Because the same budget usually buys a less expensive house in Knoxville, the real bill often comes out lower. Sales tax is about 9.25% in both cities. Neighborhood translations

If you love East Nashville's older homes and porches, look at North Knoxville, including Old North Knoxville and Fourth and Gill. Gulch-style condo buyers can look at downtown Knoxville and the Old City near Market Square. Franklin-style suburban buyers often look at Farragut, one of the few Tennessee towns with no property tax of its own. Schools are zoned by exact address in both Metro Nashville and Knox County, so check every home.

Jobs, airports and weekends

Nashville is the bigger job market, led by healthcare with Vanderbilt University Medical Center and HCA Healthcare. Knoxville's economy is smaller but steady, anchored by the University of Tennessee, with Oak Ridge National Laboratory about half an hour west. Nashville International handled about 24.5 million passengers in 2024; McGhee Tyson in Knoxville handled a record 3.3 million. Nashville weekends mean live music and pro sports. Knoxville weekends lean outdoors, with more than a thousand acres of trails in the South Knoxville Urban Wilderness and the Smokies about an hour away.

The third option: Chattanooga

Chattanooga sits between the two, on Eastern Time, with EPB's citywide fiber and Lookout Mountain nearby. Home prices generally fall between Nashville and Knoxville. See Moving to Chattanooga TN in 2026: Neighborhoods, Cost of Living & Real Estate Guide.

The bottom line from the video: score both cities on your actual job, actual budget and actual weekend. Pick the week, then the city.
