Williamson County Home Prices and Nightly I-65, I-840 Closures

The Tennessee Department of Transportation began nightly lane closures on Interstate 840 and Interstate 65 in Williamson County on Sunday, Aug. 9, and the shutdowns are scheduled to continue through the end of 2026 while crews complete two resurfacing projects.

Which roads close, and when?

Every evening from 8 p.m. to 5 a.m., lane closures run on I-840 from near State Route 6 (U.S. 31) to east of Arno Road, where Volunteer Paving is resurfacing a stretch projected for completion by the end of December. At the same time, Vulcan Construction is closing lanes on I-65 from near I-840 to Liberty Pike for a second resurfacing project also set to finish by the start of 2027.

What about ramp closures this week?

Two ramps close overnight: on Aug. 12, the I-65 northbound on-ramp from Exit 67 at McEwen Drive, and on Aug. 13, the I-65 northbound on-ramp from Exit 69 at Moores Lane, both for milling and paving. Detour signs will be posted for each.

Why the timing is rough: the fair

Construction started as the Williamson County Fair opened Aug. 7 and runs through Aug. 15. "To help ensure safe and efficient travel during the Williamson County Fair, TDOT will have a dedicated HELP Truck patrolling the corridor between Interstate 840 and Concord Road throughout the event," the department said. Electronic message boards go up near the Goose Creek Bypass exits, with cones used as needed.

What this means if you own or buy here

  • Commuters in Franklin, Brentwood and Cool Springs: plan around 8 p.m.-5 a.m. closures on both interstates through December, plus the McEwen and Moores Lane ramp closures Aug. 12-13.
  • Sellers: schedule evening showings before 8 p.m. through the fall. Buyers coming south from Davidson County will hit the work zones.
  • Buyers: 15,636 active listings and rising days on market means you can negotiate on homes that have sat — and a repaved I-65 corridor is a long-term positive for the same neighborhoods.
  • Owners along the corridor: resurfacing is maintenance, not widening. It doesn't add capacity, so commute times after December should look like they did before, only smoother.
  • Move-up sellers: with pending sales down 199 from June and average days on market at 54, the gap between "listed" and "sold" is widening. A guaranteed-sale plan sets your sale date first* so you can buy in Williamson County without a contingency.
