What does it actually cost to sell a Knoxville house?

Brokerage compensation. This is a contract, not a tax. After the national commission litigation, who pays whom, and how much, is negotiated in the listing agreement and in the offer. Prorations. Property taxes, HOA dues, and prepaid items get split to the day. A late-August closing in Knox County is not a rounding error on a $400K-plus house. These are real dollars, not “closing noise.”

Concessions and repairs. In a market where buyers can walk, sellers often credit closing costs or fix inspection items. That is part of the cost of selling. It does not show up in an online estimate.

Prep. Paint, yard, a roof a buyer’s inspector will flag. Spend only on work a buyer will pay for. A kitchen remodel you will not live in is not a selling cost. It is a hobby.

Realtor.com’s Knoxville city page, opened this week, also prints a $436,125 median list, $234 per square foot, and a 100% sale-to-list ratio in August 2026. That is the city tape, not the 16-county board. East Tennessee REALTORS July 2026 figures, copied from our live Knoxville buy-before-selling desk, put board-wide closings at 68 average days, about 5.5 months of supply, and the highest July inventory since 2016. Do not mix a 54-day city median with a 68-day board average and call it “how long my house takes.”

A $400K-plus house sits near Realtor.com’s $410,000 sold midpoint and above the $385,000 board median. Opened pages do not print a separate days-on-market number for that price band, so this article does not invent one. About 5.5 months of board supply means the buyer of this house has other places to walk. That is how a high ask becomes a concession, and a concession becomes a smaller net for the next house.

The 30-year fixed averaged 6.65% in the Freddie Mac survey dated Aug. 20, 2026, down from 6.67% on Aug. 13. Carry at that rate while you wait on a 54- to 68-day listing is part of the cost of selling. “We’ll just wait for a better net” is how the next house gets bought by someone else.

What is the real cost if I wait to list?

Waiting does not freeze fees. It adds months of insurance, taxes, utilities, and a 6.65% note if you already refinanced. It also delays the clock. Neither the 54-day city median nor the 68-day board average starts at a conversation. Both start when the listing is live and available for showings.

A weak list price is a cost too. Pricing to the number you need for the next house in Bearden, West Knox, or on the Maryville side of the river, instead of to the last three solds, is how 54 days becomes 90. The “need” is not a CMA. Inventory on the city page is already up 9.35% year over year. More listings later is not a gift if you are the one adding another one after the best-showing weeks are gone.
