Spring Hill Clears Southern Springs Bond; Williamson Prices Hold
Spring Hill's planning commission released a $1.98 million performance bond for Southern Springs Phase 6 and advanced new plats, as Greater Nashville's July data showed a market splitting in two.
The Spring Hill Municipal Planning Commission took up a consent agenda on Aug. 10, 2026 that released a $1,979,560 performance bond for Southern Springs Phase 6, recommended acceptance of that phase's road right-of-way and public utilities, and moved two new plats along the I-65 corridor.
What did Spring Hill's planning commission handle Aug. 10?
Four items stand out. Resolution 26-72 released the Southern Springs Phase 6 performance bond, first posted in December 2018 to guarantee water, sewer, stormwater, streets, curbs, sidewalks, street lights, signs and final topping; city staff signed a certificate of satisfaction after final topping was completed in January 2023 and the punch list closed out. Resolution 26-73 recommended dedication of the road right-of-way and public utilities. The commission also took up PPL 2094-2026, a preliminary plat for a new public road at Spring Hill Commerce Center Phase 1, Lot 2 east of I-65 and south of Jim Warren Road, and FPM 2092-2026, a final plat modification adding a sewer easement across 27.53 acres of R-6 Multi-Family land at Mountain View Phases 1 and 2, north of Buckner Road and east of Main Street.
Why should a homeowner care about a bond release?
Because it is the moment a subdivision stops being the developer's problem and becomes the city's. Once the bond is released and right-of-way is accepted, the streets, sidewalks and utilities in that phase are maintained publicly. If you own in Southern Springs Phase 6, the road in front of your house just changed hands.
What is the Greater Nashville market doing?
Splitting. Residential median price held at $520,000 on 2,627 residential closings, with condos at a $334,900 median on 456 closings, per Greater Nashville REALTORS monthly data. Days on market sat at 54 and total inventory at 15,636. Underneath that: closings above $800,000 rose 8% year over year with median prices in that band up 7%, while condo closings fell 17% and condo prices slipped 2%. July closings overall were down 2% from a year ago.

What this means if you own or buy here
- Spring Hill owners: a released bond and accepted right-of-way is good news for maintenance, and it usually signals a phase is finished for good. Check whether your street was in Phase 6.
- Williamson County sellers: the $1.1 million county median hides two markets. Above $800,000 is still moving; entry-level condos are not. Price to your band, not to the headline.
- First-time buyers: a 17% drop in condo closings with prices down 2% is your opening. Fewer competing buyers is worth more than a small rate move.
- Along Jim Warren Road: a new public road at the Commerce Center means industrial and commercial traffic patterns will change. Factor that into any nearby purchase.
- Move-up sellers: at 54 days on market, timing two closings by hand is a coin flip. A guaranteed-sale plan settles the first one,* so the second is a decision you control.
