A $400K-plus house already sits above that $360,000 sold midpoint. Opened pages do not print a separate days-on-market number for that price band, so this article does not invent one. Read 48 days as a board-wide clock, not a promise your East Brainerd listing goes pending on day 48. About 4.5 months of supply means the buyer of this house has other places to walk. Pendings still rose 10.7 percent to 1,031. People are buying the houses that are listed and priced.
Realtor.com’s Chattanooga city page, as of June 2026, is a tighter geography: $369,900 median sold, $375,000 median list, 2,152 active listings (+25.60% year over year), 53 median days on market, 99% sale-to-list. East Brainerd on that page listed at $430,000 with 61 median days. Hixson listed at $397,000 with 40 days.
