Sevierville Data Center Moratorium Advances as Home Prices Hold
Sevierville's Board of Mayor and Aldermen advanced a moratorium on data centers and high-density computing facilities on second reading, alongside sewer and annexation votes.
Sevierville's Board of Mayor and Aldermen approved on second reading an ordinance creating a moratorium on data centers and high-density computing facilities at its Monday, Aug. 3, 2026 meeting, part of a night of land-use votes that also extended city sewer service to Emily Drive and advanced an annexation on Old Newport Highway.
What did Sevierville's board actually approve?
Four land-use items moved forward. The board approved extending sewer service to residents of Emily Drive, inside the city limits, and in old business passed: third reading rezoning 132 Cedar Street, 120 Joy Street, 124 Joy Street and 221 Parkway from Intermediate Commercial District to Town Center District; second readings for a plan of services, annexation and Intermediate Commercial / Low Density Residential zoning on Old Newport Highway; second reading of a Sewer Improvement Zone Fee for the Apple Barn lift station and force main project; and second reading of the data center moratorium.
Why does a data center moratorium matter to a homeowner?
Because data centers compete with housing for three things every subdivision needs: land, electric capacity and water. Sevierville is not the only East Tennessee government pausing to write rules first — Washington County's planning committee recommended a data center moratorium earlier this year, and the Tri-Cities has seen a wave of setback and moratorium debates in 2026. A moratorium is a timeout, not a ban: it buys the city time to set zoning standards before an application lands.
What are homes selling for in Sevier County right now?
July closings ran well ahead of last year. 108 homes closed in Sevier County, up from 76 in July 2025, with closed volume up 46% to $70.1 million, according to Great Smoky Mountains MLS closed-sales data. The average sale price was $648,918 and price per square foot rose 4% to $349. Homes took 81 days to go under contract, versus 76 a year earlier.

What this means if you own or buy here
- Owners near Old Newport Highway: annexation plus commercial and low-density residential zoning is the classic setup for a corridor to change. Watch third reading before you assume anything about future traffic or value.
- Emily Drive owners: city sewer typically removes a septic constraint that limits what a lot can support. That is a value item, not a utility footnote.
- Buyers: 3,331 active listings countywide and a 96% sale-to-list ratio mean you have room to negotiate on condition and price. You did not have that in 2022.
- Cabin and investment owners: $70.1 million of July volume says demand is real, but 81 days to contract says the market pays for preparation, not for optimism.
- Move-up sellers: the Catch 22 is you cannot commit to the next house until this one sells, and 81 days is not a schedule. The third door is a guaranteed-sale plan that settles your sale first,* so the purchase becomes a decision instead of a gamble.
