Sevierville Home Prices and the 407 Resort Waterpark Approval

The Sevierville Planning Commission approved a site plan on Thursday, Aug. 6, for a new resort on Gateway Boulevard near the interstate — a 175-unit hotel, a timeshare facility of about 150 units and a 74,000-square-foot indoor waterpark inside The 407: Gateway to Adventure development next to Buc-ee's and the Courtyard by Marriott.
What exactly did Sevierville approve on Aug. 6?
A site plan for the next phase of Project Gateway 407, requested by Robert Campbell and Associates. "This is the next phase of the Project Gateway 407. It includes a timeshare facility of about 150 units and a hotel with 175 units and a 74,000-square-foot indoor water park," Sevierville Development Director Corey Divel told the commission. Because the waterpark includes slides that exit and re-enter the building above 44 feet, the city required a review of the external elements.
When does construction start — and what about traffic?
Construction is expected to begin next year, with details still being worked out on water and sewer, landscaping, maintenance and a city trash pick-up agreement (Sevierville no longer allows third-party trash collection). Traffic relief is further out: TDOT's 10-year plan puts the Exit 408 project — a new connector from Dumplin Valley Road across I-40 to Douglas Dam Road, tying into Highway 66 — in construction in fiscal year 2030. "Traffic's going to be an issue until that gets completed," Divel said, describing a gap of three to five years.
What else did Sevierville decide this week?
At its Monday, Aug. 3 meeting, the Board of Mayor and Aldermen approved extending sewer service to Emily Drive and passed second readings on an Old Newport Highway annexation and plan of services, a Sewer Improvement Zone Fee tied to the Apple Barn lift station project, and a moratorium on data centers and high-density computing facilities. Third reading passed on rezoning properties at 132 Cedar St., 120 and 124 Joy St. and 221 Parkway to Town Center District.

Sevier County's median sale price was $346,162 in June 2026, down 15.3% from June 2025, while the 12-month rolling median was off just 0.8%. Translation: single-month swings are loud here, the trend line is close to flat, and overnight-rental product is where the pressure shows.

What this means if you own or buy here
- Owners near Gateway Boulevard and Highway 66: the resort lands before the road does. Expect three to five more years of Exit 407 congestion before Exit 408 opens.
- Cabin and overnight-rental owners: 175 hotel keys plus roughly 150 timeshare units and an indoor waterpark is direct competition for the family-vacation dollar. Amenities and reviews decide bookings in that environment.
- Buyers: homes sitting 121-plus days are closing near 85% of original list. The aged listings are where the negotiating room is.
- Sellers: price to the market on day one. In Sevier County an aspirational price mostly buys a price cut six weeks later.
- Move-up sellers: the Catch 22 is you can't commit to the next house until this one sells, and you can't count on a fast sale at these days-on-market levels. The third door is a guaranteed-sale plan that fixes your sale date first,* turning the purchase into a decision instead of a gamble.
