Sevier County is getting Habitat for Humanity. City officials confirmed on Aug. 4 that they are working with Knoxville Habitat for Humanity to expand that chapter's service area across the county rather than charter a brand-new affiliate — and they are actively looking for a site to build the first Habitat home in Sevier County.

What exactly did Sevier County officials announce?

That the affordable-housing push here will run through an expansion of the existing Knoxville chapter, not a new local one. Sevierville Development Director Corey Divel said Habitat International is "leaning away from starting new affiliates if you can expand the service area of existing affiliates." Local officials had explored a standalone Sevier County chapter before, and the charity wasn't ready to commit. This route is faster.

How many homes has the Knoxville chapter actually built?

647 homes built in its service area, plus 75 homes repaired. Habitat's model pairs "sweat equity" from applicants — volunteering in its stores, on build sites, or in other roles — with low- or zero-interest mortgages. It also funds owner-occupied repairs to keep existing homeowners in homes that need work. "A strong Sevier County starts with homes local people can afford and maintain," Knoxville chapter CEO Anna Engelstad said.

Why does an affordable-housing program matter in a cabin market?

Because Sevier County's housing problem isn't a shortage of $700,000 cabins — it's a shortage of anything a local worker can buy. The tourism economy that drives the overnight-rental market needs employees who can live within a reasonable drive of the Parkway. Every unit built at an attainable price point relieves pressure that currently shows up as long commutes, staffing gaps and rent inflation. Habitat won't move the median price. It will slowly widen the bottom of the ladder, and a wider bottom is what eventually produces move-up buyers for the middle.

What are Sevier County homes actually selling for right now?

June was a strong month by volume: 117 residential closings countywide versus 68 in June 2025, with total dollar volume up 86% to $81.4 million. The average sale price was $695,970, up about 8% year over year, and days on market improved to 70 from 76.

The catch is supply. Sevier County's absorption rate ran roughly 9.29 months in the most recent regional analysis — the loosest of nine East Tennessee markets tracked, against a tight 2.66 months in Farragut. Land is the softest segment: average lot price fell 26% to $115,317 and days on market more than doubled to 138.

What this means if you own or buy here

  • Owners: volume is up sharply, but nine-plus months of supply means buyers still have choices. Price to the market on day one — this county punishes aspirational list prices more than almost any other in East Tennessee.
  • Land and lot holders: 138 days on market and a 26% drop in average price is the clearest data point in this report. If you are holding a lot as a hedge, understand you are holding it for a long window.
  • Buyers: the leverage is real here in a way it is not in Knox or Blount County. Use inspection and closing-cost terms, not just price.
  • Local workforce buyers: the Habitat expansion is worth tracking. Fundraising, donors and volunteer labor are being organized now, and site selection is underway.
  • Move-up sellers: the Catch 22 is you cannot commit to the next home until this one is sold, and with 9 months of supply you cannot assume a fast sale. The third door is a guaranteed-sale plan that locks your sale date first* so your purchase is a decision instead of a gamble.
