The plans include a 180-unit Songcatcher Suite building, a 463-room Sterling Hotel, an extended-stay hotel and 140 townhomes.
What exactly did Pigeon Forge approve?
A preliminary plan, not a construction permit. Community Development Director David Taylor said the developers must still submit a detailed final site plan before any building starts: "As far as construction, they can't do anything like that until they get the final site plan approval." What preliminary approval does allow is grading and road work on the site, and it lets the developers go secure financing.
Isn't this the same project from 2019?
Essentially, yes. The city reviewed it as "Blue Mist" in 2019, Taylor said, and the developers brought it back with changes. Utilities were the biggest hangup — specifically water and sewer capacity in that corridor. City officials now believe planned utility improvements in the region will resolve it.
What does 783 units on Wears Valley Road mean for nearby owners?
Wears Valley Road is the quieter western approach into Pigeon Forge and the corridor most Sevier County buyers use when they want cabin income without Parkway traffic. A resort of this size concentrates commercial traffic, nightly-rental demand and eventually rooftops on a two-lane road. Historically in Sevier County, that combination lifts land values along the frontage and cuts both ways for residential neighbors: better access and services, more traffic.
What are Sevier County homes actually selling for right now?
The county median sale price was $463,609 over the three months ending May 2026, down 10.7% from the same period a year earlier, with 190 homes sold in May versus 175 a year ago. Volume is up; pricing power is not.

What this means if you own or buy here
- Owners near Wears Valley: track the final site plan hearing. Grading can begin before construction is approved, so the first visible change on that site may be dirt work, not buildings.
- Cabin and overnight-rental owners: 643 new hotel and suite keys is future competition for the same visitor. Amenities and reviews matter more in that environment than square footage.
- Buyers: a double-digit drop in county median sale price with days on market near 66 is real negotiating room. Ask for terms, not just price.
- Sellers: price to the market on day one. In Sevier County an aspirational list price mostly buys you a price cut six weeks later.
