Pigeon Forge OKs 53,713 SF City Hall; Home Prices Hold
The Pigeon Forge Planning Commission approved the final site plan for a three-story, 53,713-square-foot city hall as the sign tower came down on the municipal campus.
The Pigeon Forge Planning Commission approved the final site plan for a new city hall at its Aug. 4, 2026 meeting — a three-story, 53,713-square-foot building that will be the third and final phase of the municipal campus renovation, in the space formerly occupied by the fire department headquarters.
What did Pigeon Forge approve on Aug. 4?
Three things. The commission approved the final site plan for the 53,713-square-foot city hall, approved proposed signage for the Nerf Action Xperience attraction planned for the old Smoky Mountain Opry site, and amended the city's flag regulations to clarify that businesses may fly three flags so long as they represent a local, state, national or similar flag and are not displayed as advertising. The city's sign tower came down the same week as the campus renovation continues.
Why does a city hall project matter to a homeowner?
Because the municipal campus sits at the center of the corridor that drives Pigeon Forge property values, and a 53,713-square-foot building with room for future expansion is a signal about how much growth the city expects to administer. Permits, plan review and codes enforcement all run through that building. For owners along the Parkway and Veterans Boulevard, capital spending on the campus usually travels with streetscape, drainage and parking work.

What this means if you own or buy here
- Parkway-area owners: the campus rebuild plus a new attraction on the old Opry site keeps foot traffic and land demand concentrated on the same stretch. That helps commercial-adjacent lots and hurts quiet.
- Buyers: 3,331 active listings countywide and a median list price down 7.8% year over year is negotiating room you did not have three years ago.
- Cabin owners: volume is up 46% but days on market crept to 81. The market pays for condition and correct pricing, not for optimism.
- Move-up sellers: the catch-22 is you cannot commit to the next house until this one sells, and 81 days is not a schedule. A guaranteed-sale plan settles the sale side first,* so the purchase becomes a decision instead of a gamble.
