Near the Mountains? Near What, Exactly? Buying for Mountain Access in Johnson City and Knoxville

"Near the mountains" sounds great on a listing. Before you buy in Johnson City or Knoxville, ask near what, exactly, and from which address.

Almost everyone moving to East Tennessee says some version of the same thing: we want to be near the mountains. It is a good goal. It is also too vague to buy a house with.

"Nearby" is not your back door

The Living in Tennessee short above takes on that phrase directly. East Tennessee State University describes its Johnson City setting in terms of nearby mountain towns, lakes, rivers, and hiking and biking trails. That is a useful starting point if those activities matter to you. But "nearby" on a regional page is not the same as the trail outside your back door.

Johnson City sits in an Appalachian valley near Boone Lake on the Watauga River, and Buffalo Mountain, a ridge more than 2,700 feet high, is a city park on the south side of town. Knoxville sits in the Great Appalachian Valley, roughly halfway between the Great Smoky Mountains to the east and the Cumberland Plateau to the west, and Great Smoky Mountains National Park is about 20 miles south of the city. Both cities really are close to the outdoors. The question is how close your house is to the outdoors you will actually use.

Pick the actual place, then check the route

Instead of "the mountains," name the specific trailhead, lake access, river put-in or overlook you picture yourself visiting. Then check four things from each address on your list: access, current conditions, parking, and the route.

Use the same standard for Knoxville that you use for Johnson City. If you say you want mountain access, answer the practical follow-up: access from where? A home that looks close on a map can still sit on the wrong side of town for the trail you love. For a related look at how drive times play out here, see 10 Miles Isn't 10 Minutes in Tennessee.

Buy around the things you do every week

Your favorite weekend activity might justify a longer drive. Your daily errands probably will not. Groceries, school drop-off, the gym, work and church happen over and over, so those trips should shape where you buy. A big hike happens a few times a season.

There is no prize for buying the house that is closest to every activity you have ever imagined. Buy around what you do repeatedly, and let the occasional adventure stay an occasional adventure. That one shift can open up neighborhoods you might have skipped and keep you from overpaying for a "near the mountains" label.

Is Johnson City close to the mountains?

What does "near the mountains" mean on a listing?

Should I buy as close as possible to hiking trails?

Not necessarily. Buy around the trips you make every week, and treat occasional adventures as occasional.
