Drivers on Millertown Pike have noticed the open field on the north side of the road turning to fresh dirt. That is the early construction work on a 123-unit subdivision on roughly 43 acres — one of the larger residential projects currently active in east Knox County.

Who is building the Millertown Pike subdivision?

Developer Alex Botezat purchased four parcels in 2023 for a combined $1.4 million: the main 43-acre tract at 5703 Millertown Pike for $802,750, plus three adjacent parcels with existing homes for $235,000, $70,000, and $330,000. Botezat originally requested approval for five units per acre, but the Knoxville-Knox County Planning Commission approved the project at 2.75 units per acre, cutting the density nearly in half.

What is being built?

The approved plans call for 123 housing units on the front half of the property — the area closest to Millertown Pike. The back half of the site is wooded with a steep slope and is not planned for development. Whether the homes will be townhomes or detached single-family houses has not been confirmed publicly. The entrance will sit less than a mile from Aldi and Food City, nearly across from the existing Meadows of Millertown subdivision.

Is more development coming to Millertown Pike?

On the same day Botezat closed on the north-side parcels, roughly 21 acres at 5630 Millertown Pike on the south side were purchased for $745,000 by Mesana Investments LLC. That land remains undeveloped and is currently occupied by a herd of cattle, but the purchase signals additional developer interest along the corridor.

East Knox County has historically been one of the more affordable corridors in the metro, and that is exactly why developers are targeting it. Millertown Pike sits in a stretch where land was relatively cheap and zoning allowed density — two conditions that attract builders when resale inventory is tight elsewhere in the county.

What does this mean if you own or buy here?

  • Existing homeowners near Millertown Pike: 123 new units will add comparable sales to the neighborhood. If the builder offers incentives (closing costs, rate buydowns), resale sellers will need to match or differentiate on lot size, upgrades, or location.
  • Buyers in east Knox County: new construction gives you leverage. Builders and resale sellers are now competing for the same buyer — use that to negotiate concessions on either side.
  • Move-up sellers: if you own in the $250K–$350K range and want to move up, this is the window. Your home will sell while demand is still strong, and the buy side at higher price points has more inventory and more negotiation room than it did a year ago.
  • Commuters: Millertown Pike connects to I-640 and downtown Knoxville. More rooftops will mean more traffic at peak hours — factor that into your commute if you are house-hunting in the area.
