Crews broke ground Aug. 5 on MAC on Fifth, a five-story, 144-unit apartment building at 200 W. Fifth Ave. just north of downtown Knoxville. Ten ground-level units are set aside as live-work space for local entrepreneurs, 14 units are designated workforce housing, and the project includes about 2,300 square feet of retail. Developers expect to open by summer 2028.

What is actually being built at the old MAC Auto Loans site?

A mixed-use building that keeps the neighborhood's landmark. The MAC Auto Loans building was demolished for structural reasons, but renderings show the iconic sign returning, jutting out from the new structure. Rhode Island-based Bluedog Capital Partners is developing it with Knoxville-based Dominion Development Group. Units will be rented at market rate, with a coworking lounge and maker space, plus the 14 workforce units aimed at teachers, firefighters and similar essential workers.

Why does one 144-unit building matter to Knoxville homeowners?

Because of where it sits. City officials describe the project as a bridge between the Old City, Happy Holler and Emory Place — three of the neighborhoods that have driven North Knoxville price growth for a decade. It is also the third active project in that pocket from the same two developers, alongside a 300-unit complex near McGhee Tyson Airport and workforce housing near Old Gray Cemetery. Sustained multifamily investment in a walkable corridor tends to pull retail with it, and retail is what pulls resale values.

The metro median sale price ran $397,365 through the first half of 2026, up 1.7% year over year — modest growth after a six-year run of rapid appreciation. Inventory is the bigger story: active listings are up 5.2% and median days on market has stretched to nearly 66.

Recording activity backs up the volume. In the last week of July, the Knox County Register of Deeds recorded 2,168 documents — more than 500 above the prior week — including 417 trust deeds worth $226.39 million and 286 warranty deeds worth $162.06 million, with 18 transfers above $1 million.
