Construction crews have started prepping the cleared two-acre parcel at Dutchtown and Bob Kirby roads in Knoxville's Cedar Bluff neighborhood, and approved planning documents (case 1-C-25-DP) show what is coming: 20 townhomes on a site surrounded mostly by single-family homes, near Webb School, Christian Academy of Knoxville and Peer Academy.

Twenty townhomes on roughly two acres — a development plan already through Knoxville-Knox County Planning. It is a small project by headline standards, but it is the kind of infill that is now doing most of the work on attainable price points in West Knoxville, where raw land inside the Cedar Bluff and Farragut school pockets is close to gone.

What else is under construction in Knoxville right now?

Downtown, crews broke ground Aug. 5 on MAC on Fifth, a 144-unit apartment complex at 200 W. Fifth Ave. with 10 ground-level live-work units reserved for local entrepreneurs, targeted to open by summer 2028. The same development group is also behind Vital at Springbrook Farm, a 300-unit complex near McGhee Tyson Airport.

How busy is the Knox County real estate market this month?

Very busy. In the last week of July, the Knox County Register of Deeds recorded 2,168 new documents — over 500 more than the week prior. That included 417 new trust deeds (mortgages) worth $226.39 million, up 61 loans and roughly $100 million from the previous week, and 286 warranty deeds totaling $162.06 million, about 50 more transactions and nearly $60 million more in value.

The regional median sale price was $385,000 in July 2026 — slightly below June but about 3% higher than July 2025, per East Tennessee REALTORS MLS data. Closed sales slipped from June but ran roughly 9% ahead of last July, and year-to-date closings are about 8% ahead of 2025.
