The Franklin Board of Mayor and Aldermen voted on July 14 to schedule public hearings for four proposed residential developments at its August 11 regular meeting. Together the projects would add more than 450 housing units across different parts of Franklin — a significant pipeline for a city that has been one of the tightest inventory markets in Tennessee.

What are the four developments heading to the Aug. 11 hearing?

Bassett — 230 units on Goose Creek Bypass. Applicant Greg Gamble of Kimley-Horn is requesting that roughly 7 acres between 2408 and 2412 Goose Creek Bypass be rezoned from Regional Commerce 12 to Planned District. At 230 units, this is the largest of the four proposals.

Denson Place — mixed housing on Natchez Street. Also represented by Kimley-Horn, this project would rezone about 5 acres at 137 Natchez St. to allow single-family homes, townhomes, and multiplexes under Franklin's Mixed Residential Design Concept. The property is owned by the Franklin Housing Authority and is named for the late Rev. R.L. "Denny" Denson, a Franklin pastor who died in 2008. The plan includes 15% open space and a 75-foot buffer next to First Missionary Church, which may be eligible for the National Register of Historic Places.

Iris Place — 144 units on West Meade Boulevard. Also on Franklin Housing Authority property, this project would put 144 residential units on 7.68 acres at 500 West Meade Blvd. using a mix of housing types under the Mixed Residential Design Concept.

Poplars Reserve — 41 units north of Clovercroft Road. This project involves annexing five properties totaling 22.78 acres into the city and rezoning them to Planned District. The Franklin Municipal Planning Commission unanimously recommended approval on July 23.

Vice Mayor Patrick Baggett and aldermen Bev Burger, Greg Caesar, Clyde Barnhill, Matt Brown, Jason Potts, and Ann Petersen voted to schedule the hearings. Alderman Brandy Blanton was absent.

Why does this matter for Williamson County?

Greater Nashville reached 6 months of housing inventory in the July 2026 market report — the textbook definition of a balanced market. Active listings in the nine-county Middle Tennessee region grew 8% year over year to 15,617 properties. But Franklin and Williamson County remain tighter than the metro average. Four developments moving through the pipeline at once signals that local leaders are actively adding supply — and that zoning fights are far from over.

What does this mean if you own or buy in Franklin?

  • Sellers near Goose Creek Bypass: 230 new units will reset buyer expectations in the area. Price correctly before the new inventory delivers, not after.
  • Buyers watching Franklin: four projects in the pipeline means more options in 2027-2028. If you can wait, you may have choices that do not exist today. If you cannot, the current balanced market gives you negotiation room that did not exist 18 months ago.
  • Move-up sellers: median single-family prices in the Nashville metro rose only 1.6% year over year. The spread between your sale price and your purchase price is narrower than it was during the run-up — sequencing a move-up is more practical now.
  • Residents near proposed sites: the Aug. 11 meeting is your chance to comment. All four projects require public hearings before BOMA votes.
