The Farragut Municipal Planning Commission approved a site plan for Kingston Pike Village this month, clearing a long-vacant commercial pad at Kingston Pike and South Watt Road for a four-building development that will hold a Covenant Health primary care office, a Pacific Dental practice, an Edward Jones branch and a new coffee shop.
What was approved at Kingston Pike and South Watt Road?
A four-building commercial center on a pad that was originally pitched as a grocery-anchored site. Because dropping the grocery anchor changed both the layout and the traffic profile, town staff treated it as a major modification requiring formal approval from the planning commission and the Board of Mayor and Aldermen. Town planners requested an updated traffic study in August 2025 to measure daily trip generation and to determine whether a traffic signal shared with the neighboring grocery center will be needed on Kingston Pike. Funding for that signal is still unresolved. Knox County records list an LLC, Kingston Pike Properties, as the landowner.

Medical offices, a bank branch and a coffee shop are the good version of commercial adjacency: daytime traffic, no late-night noise, and services within a short drive. The variable to watch is the Kingston Pike signal.
