Uptain Road Building Sells for $5.96M; Council Amends Rules 8-1
5715 Uptain Road sold Thursday, Aug. 20, 2026, for $5,960,000 — 55,506 square feet on 3.44 acres. Two days earlier, City Council amended its rules 8-1. A 94-unit Tyner/Kirkman rezoning sat on the same final-reading docket; minutes were not posted when this was filed.
A 55,506-square-foot commercial building at 5715 Uptain Road sold Thursday, Aug. 20, 2026, for $5,960,000, Chattanoogan.com reported. The 1954 building sits on 3.44 acres. Buyer: GSH Uptain Road LLC. Sellers: Greenleaf Investment Partners L055 LLC, L081 LLC, and L083 LLC. That is a recorded East Brainerd-corridor closing, not a rendering.
Two days earlier, on Tuesday, Aug. 18, Chattanooga City Council voted 8-1 to amend Resolution 32800, the council's rules of operation, WDEF reported. District 8 Councilwoman Marvene Noel cast the only no. Under the amended rules, every councilmember may attend committee meetings, but only appointed members may vote in committee. The same Tuesday docket listed case 2026-0075 — 94 homes at Kirkman and Tyner roads — on final reading. Posted minutes were not up when this article was filed. This desk will not invent that roll call.
What actually closed on Uptain Road?
Chattanoogan.com's Thursday real-estate brief is the source: $5,960,000, 55,506 square feet, 3.44 acres, built 1954, GSH Uptain Road LLC buying from three Greenleaf Investment Partners LLCs. Uptain Road is the East Brainerd commercial spine between Gunbarrel and Lee Highway. A $5.96 million commercial closing does not set a new comparable for a $400,000-plus house in East Brainerd, Ooltewah, or Tyner. It tells you capital is still writing checks on that corridor. Price the house off Greater Chattanooga REALTORS solds, not off a 1954 office building.
What did City Council actually vote Tuesday?
WDEF: the changes to Resolution 32800 passed 8-1, Noel dissenting. Noel objected to giving the chair or vice chair more say over who sits on committees and to blocking non-members from voting in committee. District 5 Councilman Dennis Clark framed the fight as legislative oversight of the executive branch. The vote is how the council will run its committees. It is not a rezoning.
The Aug. 14 Chattanoogan agenda for that Tuesday also listed, on ordinances-final reading, case 2026-0075, Rod Hutcherson c/o Kimley Horn, rezoning 2834, 2840, and 2852 Kirkman Road plus 7201 and 7215 Tyner Road from RN-1-6 to TRN-3, District 6, recommended for approval by Planning Commission. July coverage put that file at 94 units on about 13 acres: 48 townhomes and 46 single-family homes, cut from 99 after lots along Kirkman were enlarged to 5,000 square feet, one entrance on each road, about three acres deeded to Silverdale Baptist Academy. This desk already previewed that file as an Aug. 11 housing item. Tuesday, Aug. 18 was the advertised final reading. Until the city posts minutes, treat 94 units as the planning recommendation on the docket, not as a certified yes vote.

What does a $5.96 million Uptain closing mean for a $400K-plus house?
Almost nothing to your list price, and a lot to the showing calendar if you live off Gunbarrel, Lee Highway, or East Brainerd Road. Commercial capital turning a 1954 box does not reprice a ranch. Greater Chattanooga REALTORS' July report, copied from the live "why didn't my house sell" desk: median sales price $360,000, up 2.9 percent from $349,900; inventory 4,099, up 21.3 percent; 4.5 months of supply; 48 days on market; 1,031 pendings, up 10.7 percent; 1,552 new listings. A $400K-plus listing is already on the expensive side of that $360,000 middle. Buyers have 4,099 other doors to walk. Price to that tape. Disclose Tyner/Kirkman construction if it is next door. Do not mark the house up because GSH Uptain Road LLC wrote $5.96 million two miles away.
Freddie Mac's Aug. 20 survey put the 30-year at 6.65%, down from 6.67%. Two basis points will not save an overpriced East Brainerd listing. Waiting for a full point off will put you in line with every other seller who had the same idea.
Can I buy the next Chattanooga house before this one sells?
You can write the offer. July still produced 1,031 pendings. Those were people who could perform. A contingent offer from a $400K-plus owner with an unsold listing is a maybe. Hamilton County school-board coverage this week is a separate file. Fox Chattanooga and WTVC, writing Wednesday, Aug. 19, said the board adopted a resolution urging the General Assembly to let districts use state safety-grant money for school security officers when a sworn SRO cannot be placed. The district employs 32 SSOs. That resolution is a funding ask, not a housing vote, and it is not this story. The St. Elmo staff-housing option is already on this desk and is not reused here.
If you sell off Uptain, Gunbarrel, or Tyner, the decision this week is still sequence. The $5.96 million commercial closing does not start your days-on-market clock. The 8-1 rules vote does not either. Listing a $400K-plus house into 4,099 competing listings without a landing plan is how you watch the next East Brainerd address go pending in someone else's name. Get the number. Set the date. Then write the next offer.
