A team of local developers broke ground on Station 33, a $130 million, five-building mixed-use project at the corner of South Broad and 33rd streets in Chattanooga. Infrastructure construction on the five-acre site began in late July, with vertical construction expected to start in November and completion targeted for fall 2028.
What is Station 33?
Station 33 is positioned as Chattanooga's first true urban mixed-use destination — combining premium retail, luxury residences, a 120-room, seven-story Aloft boutique hotel, and curated dining and event spaces into a single walkable development connected to the Tennessee Riverwalk. The project spans 500,000 total square feet across five buildings:
- Building 1: 6 floors, 267,500 sqft — multi-use with penthouses, parking, and a clock tower
- Building 2: 6 floors, 59,030 sqft — office and retail
- Building 3: 5 floors, 66,019 sqft — condos, office, retail
- Building 4: 2 floors, 17,845 sqft — curated food hall and restaurant
- Parking: 475-space garage with Level 2 EV charging stations
Who is developing Station 33?
The project is led by Barbera Development, supported by The Kinsey Company. Franklin Architects designed the project, Pape Dawson Engineers handled civil engineering, and SouthEast Bank is providing financing. The hotel is being developed by Dynamic Group under the Aloft by Marriott brand.

The Regional Planning Commission approved more than 300 new housing units across four developments in its July meeting alone. Combined with Station 33, Chattanooga's housing pipeline now includes over 500 units in various stages of approval or construction — a pace that signals developer confidence in the market even as interest rates remain elevated.
What does this mean if you own or buy in Chattanooga?
- Southside property owners: a $130M project on South Broad will lift surrounding property values once it is occupied and generating foot traffic. If you own within a few blocks, your land just got more valuable on paper — but construction disruption is the near-term trade-off.
- Downtown condo buyers: Station 33 adds luxury condos and penthouses to a market that has had limited new urban inventory. Expect premium pricing, but also expect it to pull comparable sales upward for the entire Southside corridor.
- Sellers in Hixson, Tyner, East Brainerd: the 300+ suburban units approved in July will compete with existing resale inventory. Builder incentives are already common — price ahead of deliveries, not into them.
- Move-up sellers: if you are thinking about relocating within Chattanooga, the buy side has more options than it did a year ago. The Tyner/Kirkman project alone added 94 units that will not deliver for 12-18 months, giving you time to plan.
