Brentwood Sets Annexation Hearing; Williamson Home Prices

The Brentwood City Commission agreed at its Aug. 10, 2026 regular meeting to hold a public hearing on annexing the 18-acre Brentwood sewer pump station property south of Old Hickory Boulevard, land that sits adjacent to the site of the proposed Crews subdivision.

What did Brentwood commissioners do on Aug. 10?

They scheduled, rather than decided. Commissioners agreed to hold a hearing at a later date on annexation of the 18-acre pump station parcel, and separately held a public hearing on Ordinance 2026-08, which would apply Open Space Residential Development and Suburban Residential zoning to roughly 76.72 acres west of Hillsboro Road and south of Old Hickory Boulevard. City Manager Jason Gage also briefed the commission on the coming Brentwood 2040 Plan survey, the city's next long-range land-use exercise.

Why does annexing a pump station matter to a Brentwood homeowner?

Because sewer capacity is the quiet gatekeeper of density in Williamson County. Bringing the pump station parcel inside the city limits puts the infrastructure that will serve new subdivisions under city jurisdiction rather than adjacent to it — and it usually precedes, not follows, growth on the corridor. The Crews plan next door contemplates 25 lots with 32 acres of green space on the 53 acres zoned Open Space Residential Development, with about 24 acres held in reserve.

What this means if you own or buy here

  • Hillsboro Road owners: the pump station annexation and the 76.72-acre rezoning are the same story told twice. Utility jurisdiction is the leading indicator of what gets built next.
  • Everyone in Brentwood: take the Brentwood 2040 survey. Comprehensive plans decide density arguments years before a developer files.
  • Buyers: 15,636 properties in regional inventory is real selection. At a $520,000 median and 6.67% money, negotiate on rate buydowns as hard as on price.
  • Move-up sellers in Williamson: with average values near $915,000 in Franklin and $1.4 million in Brentwood, the equity is there — the timing is the problem. Settle the sale first,* then shop without a contingency.
